València cuts property tax by 60% for large families and 90% for the special category

Relief covers the main home, requires local registration and current council taxes, and must be renewed when large-family status expires.

General-category large families can cut property tax on their València main home by 60%; special-category families receive 90%. Relief lasts only while the supporting certificate remains valid.

The taxpayer must own the home and hold large-family status, be registered in València, live there with the household and remain current on all council taxes.

Garages and storage rooms are excluded

Relief is limited to the home. Where two connected properties form one dwelling, this must be proved and their cadastral values are combined.

All co-owners normally appear on the same family certificate, except separation cases where a final ruling assigns use to one spouse. Relief cannot be combined with protected-housing relief.

A first claim is not immediate

The first application takes effect in the following tax year. It includes the cadastral reference and certificate or proof of application. Moving home requires a new claim.

When status expires, renewal evidence must arrive within the council deadline. Update if rates, compatibility or renewal rules change.
