A Valencian home energy certificate does not end with the assessor’s visit

The document must be registered online to obtain the official label; the owner and assessor have different responsibilities.

An assessor’s visit does not by itself complete a home energy certificate. A competent professional evaluates the property and signs the document, which must then be registered with the regional authority to obtain the official label.

A certificate is generally required when selling or renting, and the rating belongs in advertising. Recommendations do not automatically force the owner to carry out the suggested work.

Registration is online and requires a digital signature

The signed certificate is submitted as a PDF. If someone other than the owner registers it, delegation evidence is added. The person filing needs an accepted digital certificate or electronic ID.

New buildings and specified renovations require project-stage registration before work starts, followed by the completed-building certificate.

Validity depends on the rating

Validity is generally ten years, but G-rated certificates last no more than five. The owner renews an expired certificate and may update it after efficiency improvements.

The label and registration receipt should be retained. An unregistered assessor’s PDF may not be sufficient for a sale, rental or grant. This article should be updated if the Valencian procedure or Royal Decree 390/2021 changes.
