Collecting a bond at signature does not complete the landlord’s duty. In Valencia, the landlord deposits it with the regional government within one month of the contract: one month’s rent for housing and two for other uses.
The form affects how repayment works
Online form 816 accepts card or Bizum payment, and its repayment must later be requested online with a digital certificate. In-person form 806 is paid through a participating bank.
Both routes require the lease in PDF, cadastral reference and email. The documents remain attached to the completed procedure.
Late deposits attract a surcharge
A late filing can be regularised, but forms 818 or 808 are generated for the surcharge. Tenants may ask whether the bond was deposited by providing the lease and identification.
Administrative repayment should not be confused with the landlord returning the tenant’s money. Update when forms, payment methods or surcharges change.
